Every parcel a developer wants is already owned by somebody. Tractex is a workspace for finding those parcels: describe a project in plain English, and it reads the county's own public property records, scores every parcel that matches, and returns a ranked, mapped shortlist.

Nothing it searches is a listing. These are ownership records, which is why the results are land nobody else is looking at.
It is in private development for the North Carolina market, with the engine and workspace complete and hardening ahead of launch. We will have more to say when it is ready.

Four decisions that shape the product.
Read live, not from a copy
Comparable tools copy county data into a warehouse and serve results from that copy. Tractex queries the county during the search, so what you see is current at the moment you ask.
Reasons, not just a number
Scoring uses a fixed set of published rules with no AI anywhere in it. The same parcel and the same request always produce the same result, and every point traces back to a rule you can read.
It tells you when it doesn't know
Public records are uneven. Most systems collapse "not recorded" into "no". Tractex keeps them apart and says which it is, because a confident wrong answer is worse than an honest gap.
