Verbolta is building Tractex, a land-acquisition platform for real estate developers. Alongside it we take on a small number of engineering engagements each quarter.

Tractex

Finding land that was never listed.

Every parcel a developer wants is already owned by somebody. Tractex is a workspace for finding those parcels: describe a project in plain English, and it reads the county's own public property records, scores every parcel that matches, and returns a ranked, mapped shortlist.

What we build

A small number of engagements each quarter, taken on where the problem is interesting and the timeline is honest. Everything is written from scratch and handed over in full.

SaaS platforms

Multi-tenant products with the parts nobody demos: role-aware authentication, billing that survives a failed card, an admin surface your own team can actually operate, and the audit trail you need the first time a customer asks what happened to their data.

Interfaces that hold up on a bad connection and a five-year-old laptop. Honest loading and error states, keyboard paths that work, and a component layer small enough that the next developer can read all of it.

AI integration

Language models wired into a real workflow, with retrieval over your own documents and evaluation so you can tell whether a change made it better. Where a model should not be trusted, the system says so rather than guessing confidently.

Data engineering

Pipelines that read live sources, normalise what they find and record what was missing rather than filling the gap. Geospatial work included — it is what Tractex is built on. That difference between reporting a gap and papering over it is the whole reason people keep using a system.

Where we started

We still build websites.

Marketing sites, booking platforms and client portals — hand-written, with a CMS so you can edit them yourself. It is not the headline any more, but the standard has not moved.
